Poindexter Village Transformation Site Design

Columbus, OH

The vision for Columbus’ Near East Side is to create a vibrant, diverse, walkable and sustainable neighborhood of choice that provides the housing, amenities, and economic opportunities for neighborhood residents to thrive and prosper. The redevelopment of Poindexter Village is occurring over five phases and involves 359 units of new mixed-income and multi-generational housing, new infrastructure, and new and improved amenities. Phase I, known as Poindexter Place, is a 104-unit senior building that opened in early 2016. Phases II-V will be a multifamily and mixed-income development, with 345 total apartments in townhome, walk-up, and mixed-use buildings. The multi-family phases will support a mix of income levels with a combination of affordable and market rate units. The housing will be designed such that affordable and market rate units are indistinguishable from one another. All will be designed to a “market rate” standard, with highly attractive and contextual designs, high quality materials and finishes, and sustainable features that comply with Enterprise Green Communities standards.

EMH&T provided complete site/civil design for this project, including streets, sidewalks, and street lighting to promote walkability and bike-ability, and improved neighborhood safety. Specific components of the site design included the Ohio Avenue and Champion Avenue 2-way conversions; roadway redevelopment and improvements, including environmental services, land, topo and ALTA survey, as well as new signals and lane markings; and water line improvements within this approximate 2.5-square mile redevelopment area.
