Kingsdale Redevelopment Traffic Impact Study

Continental Real Estate retained EMH&T to provide a traffic impact study for their high-profile, mixed-use redevelopment of the Kingsdale Shopping Center in Upper Arlington, OH. Over 300,000 square feet of proposed office, general retail and anchor retail were surrounded primarily by multi-family residential properties on the opposite sides of busy thoroughfares accessing the site. The project required extensive coordination of on-site traffic circulation with existing access points and careful location of a new signalized access point so as to minimize impacts on nearby residential driveways. Within the redeveloped property, traffic control and circulation was designed to accommodate commercial tenants while managing competing priorities related to drive-thru locations, potential cut-through traffic and fire safety access. The study analyzed road diets on some of the perimeter roadways to assess the benefits and impacts of converting a 4 lane section to 3 lanes. EMH&T’s traffic engineers worked closely with City administration and staff, Planning Commission and City Council to address public input on the project and resolve concerns.
