This new senior living community in Carmel, Indiana, is tucked away in a quiet wooded setting, yet close to medical facilities, shopping, dining, and everything Carmel has to offer. Woodland Terrace is designed for individuals 55 and older who enjoy an active lifestyle, but may need assistance with the daily activities of life now or in the future.
EMH&T provided professional survey and site/civil engineering to the Justus Companies that required creative solutions to achieve the building footprint on the given site. The site is bordered on the east which was dedicated as a tree preservation area as part of the entitlement process. The drainage from the site flowed through this area to the existing condominium complex. The grading of the site was complex given it had 20 feet of fall across the site that required a 10 feet wall with the basement level accessible, a truck dock, and a 8 foot wall next to an new interchange for the adjacent Indiana Department of Transportation highway. The design required two sources of water quality treatment per local jurisdictional requirements. EMH&T worked with the City of Carmel stormwater engineer to develop a never before implemented chain that provided different types of treatment from filters for the roof drain system, tree boxes for biological treatment and irrigation of the trees, permeable pavement for water quality and underground storage, along with a structural swirl chamber for control of suspended solids.
