EMH&T is currently working with Nationwide Realty Investors on the first phase up a 1.5 - 2 million S.F. upscale urban community development that will include offices, 600-800 residential units, a fitness center, and retail shops. The 80-acre site will run along Goodale Boulevard, 3rd Avenue, and Olentangy River Road in Grandview Heights, Ohio. EMH&T’s primary charge with the Grandview Yard project directly corresponds to the density it will bring in. The major arterial roadways that run along the project corridor (Goodale, 3rd, and Olentangy) will need overall infrastructural enhancements to adequately handle the boom in traffic and pedestrian flow. The project engineers will also develop new utilities, water lines, and sanitary sewer systems that will tie into and utilize the areas existing utility lines. The walkable outdoor retail and community development is split up into several phases with EMH&T laying the ground work for all the phases to follow. The planning layout of the other phases is essential to the project’s success. EMH&T designed the subsequent phases with flexibility and room to grow for however the developer chooses.
